RIOUX Director of Operations Mr. Rioux is a graduate of the University of Massachusetts/Dartmouth and the University of Rhode Island with a Masters Degree in Political Science with a concentration in Public Administration. Prior to joining MB Management Company, Mr. Rioux was Senior Vice President of Property Management with Claremont Management Company, and Director of Administration for the public accounting firm of Hodgson & Petitti, Inc. He formerly served as Director of Management, Development and Evaluation for the City of New Bedford, Massachusetts, coordinating capital improvement and housing improvement programs.
Mr. Rioux is responsible for the development of management operating policies, overseeing the operations of selected properties, coordinating capital improvement programs, assisting in preparing financing applications, directing marketing and public relations activities, and is also involved in such issues as property security, insurance administration and risk management policies, budgeting, personnel policies and training, minority business utilization, energy conservation and utility purchasing, resident relations and property marketing. Susan Lombardi Controller Ms. Lombardi has been with MB Management since 1980 and oversees corporate and client accounting operations at all MB locations including the coordination of all independent audit work.
Ms. Lombardi also supervises the Accounting staff in the preparation of all financial reports to property owners, lenders, and regulators as well as serving as a primary point of contact for any client-related financial or operating information. APRIL POLIMENI Management Coordinator, LIHTC Specialist Ms. Polimeni is a graduate of Northeastern University with a degree in Real Estate Finance, Appraisal and Law. She is also a licensed real estate agent. Since joining MB Management Company in 1986, she has served in positions providing strong administrative support to the effective management of the company. In her capacity as Management Coordinator, she is responsible for executing procedures that support the development of the managed properties’ annual and reprojected budgets. She also coordinates the company’s employee training program, provides updates and direction to all assisted properties regarding regulatory requirements and assists in the completion of resident satisfaction surveys.
As a certified Low Income Housing Tax Credit Specialist, she is primarily responsible for providing support to the affected property sites to ensure continuing compliance with the Low Income Tax Credit requirements. She is responsible for the distribution of all revised income limits and subsequently ensuring that the calculations of income and rent limits are performed correctly. She assists in the coordination of tax credit training and provides continuing information to site staff as well as responding to any questions from affected property site staff on an ongoing basis. She is also responsible for filing annual tax credit certifications and responding to any review findings pertaining to possible issues of non-compliance. KEVIN BAPTISTA Asset Manager, Regional Senior Manager, CPM Mr. Baptista is a graduate of the University of Massachusetts with a Bachelor of Science Degree in Psychology and a Bachelor of Arts Degree in Pre-Law. Prior to joining MB in 1997, Mr. Baptista held several positions in the MassHousing’s Asset Management Division where he was actively involved in recapitalization, refinancing, and its disposition of mixed income developments. Prior to working for MassHousing, Mr. Baptista served as a Regional Manager for a Rhode Island based management company. He is a Certified Property Manager and licensed real estate broker.
Mr. Baptista is responsible for analyzing the opportunities for owners to take advantage of various available financing alternatives to increase the return on their investment and formulating recommendations concerning the most feasible and profitable courses of action. He also assists in the analysis of new acquisition opportunities. MARTHA J. PARR Director of Management Information Systems Ms. Parr is a graduate of Bentley College with a Bachelor of Science Degree in Business Management. Prior to joining MB Management, Ms. Parr served as Computer System Network Administrator and Systems Analyst with John M. Corcoran Real Estate Company for seven years. She formerly served as a real estate staff accountant with the accounting firm of Hamlen, Collier & Company, Boston.
As Director of MIS, Ms. Parr oversees the installation, operation and maintenance of the tenant accounting, accounts payable, and data communication software systems used at all MB locations. In addition, she serves as a Senior Property Accountant and coordinates accounting and reporting for a portfolio of market rate and affordable properties across the country. CONTINUED ... |
