| Services For Non-Profits• Examples of Non-profit clients under management We share a common objective with each non-profit organization we serve by striving to provide safe, comfortable and attractive residential communities which meet the continuing needs of residents. Our demonstrated ability over the past twenty five years to provide effective, supportive and responsive services to non-profit owners has been a major contributing factor to our success as a real estate management company. Each of the relationships established with our non-profit owners has been closely collaborative and has enabled us to gain a first hand appreciation of the organization’s objectives for the property, particularly in the area of resident service. This relationship has enabled us to provide our best advice in respect to meeting the operating and physical improvement needs of each property, as well as keeping the boards informed of financial, legal and regulatory requirements. Our guiding principle in non-profit property management is to provide responsive resident services and maintain the property’s physical attractiveness and mechanical integrity in the most cost effective manner possible. More specifically, our tasks may include: § Development of complete rent-up programs to achieve successful initial occupancy. § Completion of long term capital needs assessments and reserve fund planning. § Coordination of the completion of all planned and budgeted property improvements as cost effectively as possible. § Administration of resident services and activities programs to provide an enhanced living experience for each resident. § Completion of major capital expansion projects such as new property community centers and major expansions. § Interaction with all subsidy administering agencies such as local housing authorities to ensure that eligible residents receive necessary rental assistance. § Placing of property and liability insurance after obtaining competitive quotes § Management of an effective risk control program to minimize potential claims and losses. § Evaluation and coordination of energy conservation programs to control utility operating expenses. § Applying a stringent cost conscious approach to each property’s operations to minimize costs often achieved through preventative maintenance programs, energy purchasing, bulk rate contracts, and competitive purchasing. § Coordination of property re-financing to reduce debt service obligations. § Involvement of our Technical Services Specialist to assist in determining effectively priced property improvements and repairs. |
